Many people only think about their tank when there is a major problem. But there are clear signs that a tank is nearing the end of its life and should be replaced before it damages your home or affects your family’s health.
1. A high water bill for no reason
If your usage has not changed but your bill or water-truck orders have increased, the tank itself may be leaking.
2. Damp or stains around the tank
Damp on nearby walls or wet ground around an underground tank is a strong sign of a leak.
3. Cracks in the tank walls
Small cracks grow over time and let in dirt and groundwater. If cracks keep returning after repair, the tank usually needs replacing.
4. Rust or exposed steel
Visible reinforcement bars or rust stains mean moisture has reached the steel and the tank has lost much of its strength.
5. Changes in water colour or smell
If the water turns yellowish or smells odd even after cleaning and disinfection, the internal lining may have failed.
6. Peeling internal lining
The internal lining protects the water from the concrete. If it peels or blisters, the water is in direct contact with the concrete.
7. The tank is no longer big enough

Maintain or replace?
Simple issues such as the lid, float valve or plumbing are fixed with maintenance. Recurring cracks, rust and persistent leaks only get temporary repairs, and replacement is usually cheaper and more reliable.
